- Photograph the home externally and internally
- Erect the "For Sale" sign
- Prepare newspaper advertising and Realtor advertising
- Prepare and order the marketing flyers and letterbox drop for your street
- Arrange for the Sales team to inspect your property
- Liaise with the Sales Team on prospective purchasers
- Place newspaper advertising and Realtor advertising
- Conduct inspections
- feedback all information on every inspection
- Advise you of Open Homes (if vendor agrees)
- Check advertising proof
- Request an editorial in the Real Estate guide
- Conduct Open Homes (if vendor agrees)
- Record name, address and phone number of all visiting parties
- Advise you of Open Home result and all comments (if vendor agrees)
- Follow up every Open Home visitor with a telephone call
- Conduct second inspection with interested parties
- Qualify all buyers – we only bring people who are in a position to purchase to inspect your home
- Speak with you weekly on the sale progress and any changes required
- Prepare Contract of Sale
- Check and assist purchasers with finance referrals, if required
- Visit purchaser’s home where possible, if Contract agreement is to be conditional upon their home selling
- Present proposals to you and advise on price and terms
- Negotiate the best price and terms for you
- Formalise between all parties
- Collect deposit
- Send a copy of the Contract to solicitors of both parties
- send a copy of the Contract to both purchaser and seller
- Organise a building and pest inspection where requested
- Follow up all conditions of Contract
- Advise you of all feedback
- Keep all parties informed of Contract progress
- Place "SOLD" sign on property when Contract is unconditional
- Assist the seller with relocation, if required
- Liaise with solicitors on settlement day
- Organise transfer of keys from seller to purchaser
- Remove sign from property
- Visit to " wish you well in the move to your new home"
