  8. Explain the best marketing strategy
  9. Prepare the Advertising Schedule
  10. Advise you of the best way to present the property
  11. List the property
  12. Photograph the home externally and internally
  13. Erect the "For Sale" sign
  14. Prepare newspaper advertising and Realtor advertising
  15. Prepare and order the marketing flyers and letterbox drop for your street
  16. Arrange for the Sales team to inspect your property
  17. Liaise with the Sales Team on prospective purchasers
  18. Place newspaper advertising and Realtor advertising
  19. Conduct inspections
  20. feedback all information on every inspection
  21. Advise you of Open Homes (if vendor agrees)
  22. Check advertising proof
  23. Request an editorial in the Real Estate guide
  24. Conduct Open Homes (if vendor agrees)
  25. Record name, address and phone number of all visiting parties
  26. Advise you of Open Home result and all comments (if vendor agrees)
  27. Follow up every Open Home visitor with a telephone call
  28. Conduct second inspection with interested parties
  29. Qualify all buyers – we only bring people who are in a position to purchase to inspect your home
  30. Speak with you weekly on the sale progress and any changes required
  31. Prepare Contract of Sale
  32. Check and assist purchasers with finance referrals, if required
  33. Visit purchaser’s home where possible, if Contract agreement is to be conditional upon their home selling
  34. Present proposals to you and advise on price and terms
  35. Negotiate the best price and terms for you
  36. Formalise between all parties
  37. Collect deposit
  38. Send a copy of the Contract to solicitors of both parties
  39. send a copy of the Contract to both purchaser and seller
  40. Organise a building and pest inspection where requested
  41. Follow up all conditions of Contract
  42. Advise you of all feedback
  43. Keep all parties informed of Contract progress
  44. Place "SOLD" sign on property when Contract is unconditional
  45. Assist the seller with relocation, if required
  46. Liaise with solicitors on settlement day
  47. Organise transfer of keys from seller to purchaser
  48. Remove sign from property
  49. Visit to " wish you well in the move to your new home"
